A historic Capistrano Beach house previously featured on the Dana Point Historical Society Home Tour is on the market for $3.495 million.

Sited on a rare oversized lot, this 2,832-square-foot embodiment of a Spanish hacienda features a main house and a casita, offering four bedrooms and four bathrooms. Property records show it last sold in July 2020 for $1.91 million, 6% above the $1.795 million asking price from the previous month.

This property is part of the original large-scale development of Capistrano Beach created by the family of oil tycoon Edward L. Doheny. It benefits from the Mills Act, which provides a property tax reduction in exchange for continuing to preserve its historic value.

A low wall with an entry gate encloses the property, adorned with native plants, pebble pathways, olive trees, custom fountains and sitting and dining spaces.

The main house retains its 1929 charm while incorporating modern upgrades for convenience, such as a double-wide SubZero built-in refrigerator in the kitchen.

A farm sink, quartz countertops, white cabinetry with glass uppers and a colorful tile backsplash enhance the kitchen, which opens to a casual dining area.

Nearby, the family room offers direct access to the back garden.

The front garden is accessible through four sets of French doors in the great room, which combines the formal living and dining areas. It boasts a vaulted open-beam ceiling, original wood floors and a stucco fireplace adorned with a decorative trim.

According to the listing, the main floor features two bedrooms, while the upstairs is dedicated solely to the primary suite, which includes a sitting area, walk-in closet and ocean-view deck.

Winding garden paths lead to the detached 422-square-foot casita, featuring vaulted ceilings, one bathroom and a separate dressing room.

When the previous owners restored the fireplace in the living room, they opened the house for the Dana Point Historical Society’s home tour in September 2009.

“Very few of the original Doheny homes have been maintained in as pristine a condition as this one,” the program read.

The house was again showcased in October 2015.
